Investing in real estate
An investor in charge of a large fund will always be looking around the market for opportunities to invest in real estate assets. On occasions there will be opportunities to acquire portfolios of properties (such as pubs or retail supermarkets) from companies wishing to raise capital or simply dispose of underperforming assets. In these instances the investor will often be bidding against other funds and the cost and time involved with carrying out a full due diligence exercise may affect the investor's ability to put together a competitive bid.
At First Title we are able to provide an effective risk management tool in the form of a portfolio insurance policy. Rather than reviewing the titles for each of the properties in the portfolio First Title will deal with the investor's lawyer to sample a selection of titles with the rest being covered by insurance. Such a policy can be tailored to insure against unknown covenants, third party rights and even fraud or forgery perpetrated by previous owners of the land.
